Patrick Tyler Roberts has petitioned to be appointed administrator of the estate of Robert Freeman Roberts, deceased, of said County. (The petitioner has also applied for waiver of bond, waiver of reports, waiver of statements, and/or grant of certain powers contained in O.C.G.A. § 53-12-261.) All interested persons are hereby notified to show cause why said petition should not be granted. The right to redeem the following described property, to wit will expire and be forever foreclosed and barred as of four o'clock (4 p.m.) on and after June 23, 2026, or within 30 days after legal service of the Notice pursuant to OCGA 48-4-45 et seq., whichever date is later:
All that tract or parcel of land lying and being in the 189th District, G.M. Elbert County, Georgia, bounded on the northeast by unpaved driveway, on the northwest, southwest and southeast by other lands now or formerly owned by Georgia Mae Rucker, and more particularly described as follows: COMMENCE at a point in the center of the Old Ruckersville Road the same being the northeast corner of Tract No. 5 of the C.T. Oglesby Estate and run South 49 and 3/4 degrees East 125 feet along the South line of an unpaved driveway (now known as Burton Ln) for the point of beginning; Thence continue South 49 3/4 degrees East along said driveway (now known as Burton Ln) 50 feet to a point; Thence South 46 1/4 degrees West 125 feet to a point; Thence North 49 and 3/4 degrees West 50 feet to a point; Thence North 46 1/4 degrees East 125 feet to point of beginning. According to the plat of Tract No. 5 of C.T. Oglesby Estate recorded in Deed Book 40, Page 250, of the records in the office of the Clerk of the Superior Court, Elbert County, Georgia, which said plat is by reference made a part of this description.. Being known as 1105 Burton Lane, according to the present system of numbering houses in Elbert County, Georgia, and also being known as tax parcel number E23 001 per the maps and records of the Elbert County tax assessor and tax commissioner. TOGETHER WITH all right, title, and interest running with the above-described property; and TOGETHER with all rights, members, privileges and appurtenant easements.
The tax deed to which this notice relates is dated May 6, 2026, and is recorded at Deed Book 774, Page 694 in the Office of the Clerk of the Superior Court of Elbert County, Georgia. This notice also constitutes a demand for possession of the property described herein on and after the foreclosure date and time set out above in the event the property is not timely redeemed. That a party is named in this notice is not determinative that such party has a legal right to redeem.

The above plat and deed are expressly by reference made a part of this deed and the description thereof. Being known as 424 Knight Street, according to the present system of numbering houses in Elbert County, Georgia, and also being known as tax parcel number E34 071 per the maps and records of the Elbert County tax assessor and tax commissioner. TOGETHER WITH all right, title, and interest running with the above-described property; and TOGETHER with all rights, members, privileges and appurtenant easements.
