By virtue of a Power of Sale contained in that certain Security Deed from Tammie M. Dickerson, Ernest Ardister to CountryPlace Mortgage, LTD, dated July 25, 2006, recorded August 8, 2006, in Deed Book 423, Page 80-101, Elbert County, Georgia Records, said Security Deed having been given to secure a Note of even date in the original principal amount of Fifty-Five Thousand Five Hundred Eighty-Two and 80/100 dollars ($55,582.80), with interest thereon as provided for therein, said Security Deed having been last sold, assigned and transferred to CountryPlace Mortgage Ltd, there will be sold at public outcry to the highest bidder for cash at the Elbert County Courthouse, within the legal hours of sale on the first Tuesday in March, 2021, all property described in said Security Deed including but not limited to the following described property:
That tract or parcel of land lying and being in the 197th GMD of Elbert County, Georgia, containing 1.210 acres, more or less, as shown on a plat of survey prepared for Tammie Dickerson & Ernest Ardister dated June 19, 2006, recorded in Plat Book 27, Page 149, Elbert County Records; said plat being incorporated herein by reference for a more complete description of the property.
This being the same property conveyed by warranty deed from Mary Elizabeth Dickerson, a/k/a Elizabeth Burdette Dickerson and John Stanley Dickerson to Ernest Ardister and Tammie M. Dickerson dated May 26, 2006, recorded in Deed Book 417, page 638; and being the same property described as the second tract in a certificate of order of year's support concerning the estate of Thomas Stanley Dickerson in favor of Mary Elizabeth Burdette Dickerson and John Stanley Dickerson dated October 5, 1998, recorded in Deed Book 248, Page 372, Elbert County Records. Together with an improvement and immovable fixture permanently attached thereto, a 1999 Horton Mirage manufactured home, serial number H86638GL&R.
Said legal description being controlling, however the property is more commonly known as 1420 J.W. Kelly Road, Dewy Rose, GA 30634.
The indebtedness secured by said Security Deed has been and is hereby declared due because of default under the terms of said Security Deed. The indebtedness remaining in default, this sale will be made for the purpose of paying the same, all expenses of the sale, including attorneys' fees (notice to collect same having been given) and all other payments provided for under the terms of the Security Deed.
Said property will be sold on an “as-is” basis without any representation, warranty or recourse against the above-named or the undersigned. The sale will also be subject to the following items which may affect the title: any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable); the right of redemption of any taxing authority; matters which would be disclosed by an accurate survey or by an inspection of the property; all zoning ordinances; assessments; liens; encumbrances; restrictions; covenants, and any other matters of record superior to said Security Deed.
To the best of the knowledge and belief of the undersigned, the owner and party in possession of the property is Tammie M. Dickerson, Ernest Ardister, or tenants(s).
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed.

Barbara Helen Bisset has petitioned to be appointed Administrator with Will Annexed of the estate of Charlotte Ellen Abendroth, deceased, owning property in said County.
