TAKE NOTICE THAT:
The right to redeem the following described property, to wit:
All that tract or parcel of land, along with any improvements thereon, lying and being in the 201st G.M. District, Elbert County, Georgia, known as Tract 3 and containing 1.200 acres, more or less, and being bounded now or formerly on the southeast by lands of Catawba Timber, on the southeast by Tract 4 and lands of Harry Hancock, on the southwest by lands of East Highland Company, and on the northwest by lands of East Highland Company, and on the northwest by lands of Ricky Herring. Said property is more particularly described as Tract 3 and delineated in a plat entitled “Survey for Ricky Herring” by Stacy C. Carroll, Carroll Surveying, L.L.C., dated April 19, 2001, and recorded in Plat Book 22, Page 220, Elbert County Superior Court Records, which plat is incorporated herein for a more particular description of the lands conveyed.
CONVEYED herein is a non-exclusive, perpetual easement 40 feet in width connecting the above-described Tract with a gravel drive which accesses County Dirt Road No. 93 (King Hall Mill Road) as more particularly shown and delineated on the above-referenced plat of survey, and being part of that same 40 foot ingress/egress easement deeded to Grantor herein by that Warranty Deed from Arnold Mize to Ricky Herring, dated April 18, 2000, and recorded in Deed Book 273, Pages17-18, Elbert County Superior Court Records. This easement is granted as appurtenant to the lands of said Ricky Herring, for the purpose of non-exclusive ingress and egress access across Ricky Herring's land and along Ricky Herring's recorded easement to the above-referenced property. The easement herein granted shall bind the heirs and assigns of the undersigned parties and shall inure to the benefit of the successors and titles of Grantee.
This is the same tract or parcel of land conveyed to Richard Wayne Herring Sr., as Custodian for Jenni Lyn Herring, a minor, by Warranty Deed from Richard Wayne Herring Sr., a/k/a Ricky Herring, dated January 2002, and recorded on February 12, 2002, in Deed Book 309, Pages 257-258.
THIS CONVEYANCE is made subject to all zoning ordinances, easements, rights-of-way for public roads and public utilities, and any restrictions of record affecting said described property.
will expire and be forever foreclosed and barred on and after the 20th day of June, 2024.
The tax deeds to which this notice relate are dated the 4th day of April, 2023, and is recorded in the Office of the Clerk of the Superior Court of Elbert County, Georgia, in Deed Book 732 at Pages 275, 299, and 303.
The property may be redeemed at a time before the 20th day of June, 2024, by payment of the redemption price as fixed and provided by law to the undersigned at the following address: Blasingame, Burch, Garrard & Ashley, P.C., Attention: George Brown, 440 College Avenue, North, P.O.
